Akshay Kumar Sells Two Mulund West Apartments For Rs 12.38 Crore

Actor Akshay Kumar sold two adjoining luxury apartments at the Oberoi Enigma residential tower on LBS Road in Mulund (West) for a combined transaction value of Rs 12.38 crore. The transaction was officially registered on June 30, 2026, according to property registration documents accessed by real estate data analytics firm CRE Matrix.
The two adjacent properties sold by the actor are apartments 1803 and 1804, located on the 18th floor of Tower B within the premium residential development. Both units feature an identical layout, with each apartment spanning a carpet area of 1,886 square feet.
The buyer of the two adjoining apartments has been identified as Sunny Home Care Private Limited. Each individual apartment was sold for an equal amount of Rs 6.19 crore, bringing the cumulative total of the transaction to Rs 12.38 crore.
In addition to the purchase price, the buyer paid a cumulative stamp duty of Rs 74.28 lakh to register the transaction. The real estate deal also includes a total of six car parking spaces, with three parking spots specifically allotted to each of the two apartments.
According to historical property records, Kumar had originally purchased the two residential units together in October 2017. At the time of his acquisition, the actor paid approximately Rs 4.49 crore for both apartments.
The latest sale price of Rs 12.38 crore reflects a substantial appreciation in the value of the apartments over a holding period of nearly nine years. This increase highlights the ongoing financial growth and demand within the high-end residential segment in the area.
The Oberoi Enigma project, situated on LBS Road in Mulund (West), is recognized as one of the premium residential developments in Mumbai's eastern suburbs. The micro-market has witnessed several high-value property transactions in recent years, driven by a consistently strong demand for luxury housing in the region.
