Five Kurla West Residents Booked Under MRTP Act Over Unauthorised Flat Alterations
The Vinoba Bhave Nagar police have registered a case under the Maharashtra Regional and Town Planning (MRTP) Act against five residents of Aman Cooperative Housing Society in Christian Gaon, Kurla West, for allegedly carrying out unauthorised alterations in their flats in violation of the sanctioned building plan.
The criminal complaint was initiated by 39-year-old Sanjay Dudhbhate, an assistant engineer (in-charge) with the Building and Factory Department of the Brihanmumbai Municipal Corporation's (BMC) L Ward. Civic officials initially detected the unauthorised modifications during a site inspection conducted at the residential building on July 16, 2025.
According to the complaint, civic authorities discovered extensive structural changes across multiple units. In flats 102 and 103, an internal wall had allegedly been removed to merge the two separate flats into a single unit. In flat 201, an internal wall was also taken down, and the designated kitchen area was converted into a bedroom.
Inspectors identified identical modifications in flat 401, where an internal partition was removed to turn the kitchen into a bedroom. Furthermore, in flat 502, an existing wall and sliding window had allegedly been knocked down to incorporate the adjacent flower-bed area directly into the hall.
The BMC highlighted that each of these structural modifications ran contrary to the official plan sanctioned for the building on June 12, 2013. Following the July discovery, the civic body issued formal notices directing the flat owners and occupants to reverse the alterations and restore their premises to the sanctioned condition within one month.
The compliance deadline officially lapsed on August 16, 2025. During an attempted inspection on August 5, civic officials were allegedly denied entry to the flats to assess the situation.
A follow-up inspection later conducted by civic authorities on February 10, 2026, confirmed that the flats had not been restored to their approved layout. Police stated that a case has been registered and further investigation into the matter is underway.
