MCZMA clears Salma Khan's six-storey residential project in Bandra West

The Maharashtra Coastal Zone Management Authority (MCZMA) has officially granted clearance to a proposal for a new sea-facing residential redevelopment project at C.T.S. No. C-165 in Bandra (West), Mumbai. The property is owned by Salma Khan, the mother of actor Salman Khan. The clearance, which was approved during an MCZMA meeting held on June 16, clears the way for the Khan family to construct a six-storey residential building in the coastal zone.

The project had already secured a key municipal clearance last year when the Brihanmumbai Municipal Corporation (BMC) approved the Intimation of Disapproval (IOD) for the redevelopment.

According to the proposal, the Khan family plans to construct a ground-plus-stilt-plus-six-storey residential building on the site. The project will feature a total construction area of 1,014.11 square meters.

Details from the Development Plan (DP) 2034 remarks show that the plot is situated within a residential zone and is not reserved for any public purpose. The project site has a total plot area of 367.90 square meters. Within this plot, the floor space index (FSI) area is specified as 725.06 square meters, while the non-FSI area stands at 289.05 square meters, bringing the total construction area to 1,014.11 square meters.

During its evaluation of the project, the MCZMA noted that, according to the Coastal Regulation Zone (CRZ) map, the site is located on the seaward side of the existing road.

The redevelopment proposal was submitted by Salma Khan for the plot designated as C.T.S. No. C-165. The request was officially described as the "proposed redevelopment of a residential building on C.T.S. No. C-165, Bandra (West), submitted by Salma Khan."

It was one of 46 applications considered by the MCZMA during its meeting on June 16.

At present, actor Salman Khan resides with his parents at the nearby Galaxy Apartments, which is also located in Bandra.
