MHADA Cuts Flat Prices To Rs 44 Lakh At Chitalsar-Manpada In Thane

Maharashtra Deputy Chief Minister Eknath Shinde has directed the Maharashtra Housing and Area Development Authority (MHADA) to revise and reduce flat prices at its Chitalsar-Manpada housing project in Thane. Under the new instructions, prices for the residential units will be pegged to the 2020–21 Ready Reckoner rates, bringing down flat prices from ₹51–52 lakh to approximately ₹44–46 lakh.

As per the directive, 434 winning applicants who have already submitted their acceptance letters from an earlier draw will retain their allotted units at the newly reduced rates without needing to reapply. Meanwhile, MHADA will conduct a fresh lottery drive for the remaining unsold units under the uniform 2020–21 rate structure.

MHADA developed a total of 1,173 residential units in the Chitalsar-Manpada project, placing 938 flats up for a draw on July 14, 2025. However, price variations within the same building complex sparked widespread dissatisfaction among home buyers and led to formal grievances lodged with the housing authority.

The pricing anomaly arose because units that received partial Occupancy Certificates during 2020–21 were originally priced at around ₹10,000 per square foot, amounting to approximately ₹44 lakh. Following the issuance of the full Occupancy Certificate, prices for the remaining flats in the exact same building were hiked to ₹51–52 lakh based on the 2025–26 Ready Reckoner rates.

The intervention came during a virtual meeting attended by Deputy Chief Minister Eknath Shinde, MHADA Managing Director Sanjeev Jaiswal, Konkan MHADA CEO Vishal Rathod, senior officials, and citizen representatives. Addressing the meeting, Shinde stated that instead of charging varying rates for identical flats in the same building, MHADA must uniformly apply the 2020–21 Ready Reckoner rates to ensure fairness for all buyers.

The revised rate structure is expected to offer economic relief to mid-income home buyers looking for affordable housing options in the region.
