MHADA Konkan Board to launch housing lottery for up to 8000 homes in Thane and MMR

The Maharashtra Housing and Area Development Authority (MHADA) Konkan Board has begun preparations to launch a housing lottery for 7,000 to 8,000 homes across Thane, Navi Mumbai, Kalyan-Dombivli, and Vasai-Virar. Announced on July 16, the application process for the lottery is scheduled to open within the next one-and-a-half to two months. This initiative aims to help thousands of families achieve homeownership in the Mumbai Metropolitan Region (MMR) by offering affordable housing options.
According to Konkan Board Chief Officer Dr. Vishal Rathod, the board is currently working on the plan and compiling details of completed housing units from various projects before finalising the lottery. The upcoming lottery will feature a combination of MHADA's own housing developments and approximately 3,000 units built by private developers under a 20 percent housing scheme.
Homes offered through the MHADA Konkan Board lotteries are generally priced 20 to 40 percent lower than prevailing market rates. This pricing makes them highly attractive to homebuyers, particularly middle-class families who find it increasingly difficult to purchase homes due to rising property prices and limited land availability in Mumbai.
The inclusion of private builders' homes has further increased the popularity of the Konkan Board lottery. Due to strong demand, MHADA typically receives more than 50 applications for every private project home included in the lottery.
The high demand for housing in regions like Thane, Navi Mumbai, Kalyan-Dombivli, and Vasai-Virar is driven by rapid urban development. Over the past few years, these areas have experienced a surge in residential projects by private developers. Major infrastructure projects, including new Metro corridors and other connectivity initiatives, have significantly boosted housing demand in these areas.
The upcoming lottery follows a strong response to the Konkan Board's housing lotteries last year. In its first lottery last year, the board offered 5,285 homes and received 1.16 lakh applications. The second lottery offered 2,030 homes and attracted more than 24,000 applications from hopeful homebuyers.
