Mumbai Property Registrations Projected at 12,503 in August, Highest in 14 Years

Mumbai’s residential property market within the BMC jurisdiction is projected to record 12,503 property registrations in August 2026, marking an 11% year-on-year increase and the highest August registration count in more than 14 years, according to an analysis by Knight Frank India.

The Maharashtra government is also expected to collect approximately Rs 1,123 crore in stamp duty revenue during the month, representing a 12% year-on-year growth. The figures are based on data from the Maharashtra Department of Registrations and Stamps, with August numbers forecast according to the per-day registration run rate.

The projected numbers point to sustained residential demand in the city despite a high base from the previous year. In August 2025, Mumbai recorded 11,230 property registrations and generated Rs 1,000 crore in stamp duty collections.

On a month-on-month basis, August registrations are projected to decline by 10%, while stamp duty revenue is expected to drop by 11% compared to July 2026. In July, Mumbai recorded 13,824 registrations and Rs 1,255 crore in stamp duty collections. Despite the sequential moderation, annual figures reflect ongoing buyer activity.

Knight Frank India Chairman and Managing Director Shishir Baijal said, “While registration and stamp duty collections have moderated sequentially, their strong YoY growth underscores the continued strength and resilience of underlying housing demand.”

The August projection also highlights significant long-term growth across the city. In August 2013, Mumbai recorded 4,779 property registrations, generating Rs 239 crore in stamp duty revenue. Registrations crossed the 10,000-mark for the first time in the series in August 2023 with 10,902 registrations, rising to 11,631 in August 2024 before settling at 11,230 in August 2025. The projected 12,503 registrations for August 2026 make it the highest August total during the reviewed period.
