Notandas Realty Promoters Buy Juhu Villa Wilson From Sanghvi Family For ₹135 Crore

The historic ‘Villa Wilson’ bungalow in Juhu has been sold by the Sanghvi family, owners of Wilson Pens, to the promoters of Notandas Realty for ₹135 crore. The property registration for the high-value transaction was completed earlier this month.

Located within the Kapole Co-operative Housing Society, the Spanish-style luxury villa sits near actor Amitabh Bachchan’s residence, Jalsa. The property features expansive living spaces and floor-to-ceiling windows designed by architect Nirmala Banaji.

The transaction was finalized after ten months of negotiations between the Sanghvi family and the Jagwani family, who promote Notandas Realty. A public notice inviting claims or objections was issued in December 2025, and the sale proceeded after none were received.

According to property documents accessed through real estate analytics platform Property Science, the villa sits on a plot measuring 154.6 square meters. The buyers are Harsh Mahesh Jagwani and Mahesh Notandas Jagwani (HUF), who acquired the property from Dulari Sanghvi, the wife of the late Kiron Sanghvi, and her children: Nipa Raj, Nina Sunil Dalal, Purvi Sanghvi, and Hersh Sanghvi.

The bungalow has a rich history tied to Mumbai's industrial past. The plot was originally owned by Rajnikant Natwarlal Worah in 1960 and later transferred to Pushpavati Natwarlal Worah in 1965. In September 1971, Kiron Dwarkadas Sanghvi purchased the property, naming it Villa Wilson after the family's pen manufacturing business, Wilson Pen Pvt Ltd.

Wilson Pens was founded in 1939 in Calcutta by brothers Dwarkadas Jivanlal Sanghvi and Chimanlal Jivanlal Sanghvi. After a brief move to Valsad in 1941, the family shifted operations to Mumbai. They established a small factory in Dadar before moving to Andheri in 1945-46, where the factory continues to operate today. Notably, Dr. B.R. Ambedkar used a Wilson pen while drafting the Constitution of India.

Harsh Jagwani, managing director of Notandas Realty, stated that the company plans to redevelop the property with a future-forward architectural design that also preserves the historical values of the Juhu neighborhood.
