Panvel Civic Leaders Seek Action on Unauthorised Floors in Kamothe

Panvel Municipal Corporation civic leaders have demanded prompt administrative action against an alleged unauthorised construction in Sector 22, Kamothe, where a residential building was reportedly constructed four floors beyond its approved plan.

Panvel Mayor Nitin Patil, Standing Committee chairman Baban Mukadam, and corporator Paresh Thakur met Municipal Commissioner Mangesh Chitale to demand immediate enforcement. According to the civic representatives, the building had received official permission for 11 floors, but construction was extended up to 15 floors without the necessary additional Floor Space Index approval.

The civic representatives noted that proposals seeking regularisation or approval for the additional floors had been submitted twice to the Panvel Municipal Corporation's building department, but both submissions were rejected.

The civic body had issued directions roughly five months ago concerning the removal of the unauthorised structure. Following a complaint filed by the local ward officer, a police case was also registered at the Kamothe police station. However, despite the police case and a civic action proposal dated August 21, the physical demolition or enforcement has faced delays.

During their meeting, Patil, Mukadam, and Thakur pressed Commissioner Chitale to carry out enforcement in accordance with established rules. Chitale assured the delegation that he would examine the issue and issue directives to the relevant civic department.

The civic leaders also highlighted the risks faced by prospective homebuyers who invest their savings into such residential projects. They noted that buyers typically depend on sanctioned plans and statutory building permissions when acquiring property. If flats situated on unapproved floors are sold, purchasers could be exposed to prolonged legal disputes and financial uncertainty.

The representatives stressed that unauthorised developments should not receive administrative protection, adding that homebuyers should not suffer the fallout of building violations. In response to the situation, BJP corporators have initiated an awareness campaign urging citizens to verify building permissions and avoid booking flats situated on the disputed upper floors.
