Panvel Real Estate Prices Jump 76% in Five Years as Over 6,400 Acres Transacted

Panvel has emerged as a major infrastructure-led real estate corridor in the Mumbai Metropolitan Region, recording over 6,400 acres of land transactions over the past five years and a 76 per cent surge in residential prices, according to a report by property consultancy ANAROCK.

Between 2021 and the first half of 2026, developers added 42,330 residential units to the Panvel market. The area's residential price index climbed to 176 by H1 2026 compared to 164 for the broader Navi Mumbai market, taking 2021 as the base year of 100. As of H1 2026, approximately 91 per cent of the total housing inventory in Panvel remained under construction, with only 9 per cent ready for possession.

Panvel's share of Navi Mumbai's total residential supply expanded from 28 per cent in 2021 to 46 per cent in 2024, before settling at 42 per cent in 2025. Mid-market housing priced between Rs 50 lakh and Rs 1 crore accounted for 47 per cent of all launches during the five-and-a-half-year period. One-bedroom apartments made up 43 per cent of total supply, while two-bedroom units comprised 42 per cent.

Dr. Prashant Thakur, Executive Director and Head of Research & Advisory at ANAROCK Group, noted that the opening of Atal Setu and the operationalisation of the Navi Mumbai International Airport have strengthened Panvel's investment narrative. He stated that the market benefits from residential demand, airport-linked employment, logistics activity, and mixed-use development.

Indicative purchase prices currently range from Rs 52 lakh to Rs 82 lakh for 1 BHK apartments spanning 350 to 550 square feet. Two-bedroom units of 550 to 750 square feet command between Rs 82 lakh and Rs 1.12 crore, while 3 BHK units measuring 750 to 1,050 square feet range from Rs 1.12 crore to Rs 1.56 crore. Indicative monthly rentals stand at Rs 13,000 to Rs 18,000 for 1 BHK homes and Rs 20,000 to Rs 25,000 for 2 BHK configurations.

The wider region has seen more than Rs 2.40 lakh crore worth of delivered and ongoing infrastructure projects covering over 1,625 km, including the Panvel-Karjat rail corridor, Navi Mumbai Metro Line 2, and the proposed Alibaug-Virar Multimodal Corridor. However, the report cautioned that rising land and construction costs could present affordability challenges for prospective homebuyers in the future.
