Zandu Pharma Ex-Promoter Family Buys Worli Apartment For ₹110.41 Crore

A company linked to the former promoter family of Zandu Pharmaceuticals has purchased a high-value luxury apartment in Worli for ₹110.41 crore. The transaction was executed on July 29 by Tejal Mercantile Pvt Ltd through its director Nihar Ajay Parikh, acquiring the residence directly from developer Oberoi Realty Ltd.

Located on the 62nd floor of Tower B within the Oberoi Three Sixty West complex in Worli, the property boasts a total RERA carpet area of 7,303 square feet. This total comprises a primary carpet area of 7,139 square feet alongside an adjoining 164-square-foot area. Property registration documents accessed through proptech platform Zapkey show that the acquisition works out to approximately ₹1.51 lakh per square foot and includes five car parking spaces.

The project, developed by Oberoi Realty, features two towers comprising four- and five-bedroom homes, duplexes, and penthouses that overlook the Arabian Sea. The development received its official occupation certificate in 2022 and has since established itself as one of Mumbai's most prominent luxury residential addresses.

This latest deal joins an ongoing string of major real estate investments at Three Sixty West. In March 2025, the Zydus Family Trust, associated with Zydus Lifesciences, purchased a 17,384-square-foot apartment on the 61st floor for ₹200 crore, a deal that included eight parking spaces. Prior to that, in October 2024, RR Kabel promoter Shreegopal Kabra and his family acquired two 62nd-floor apartments in the building for ₹198 crore. Those combined units measured 13,809 square feet and came with 10 parking spaces.

The sale comes amid a series of luxury property purchases by pharmaceutical industry promoters in the neighbourhood. Late last year, Ideal Cures Pharma promoters Suresh Pareek and Veena Pareek acquired two apartments at Worli’s Raheja Artesia for ₹190.1 crore. Ideal Cures Pharma manufactures pharmaceutical excipients and ready-to-use coating systems, operating manufacturing plants in Vasai, Jammu, Sikkim, and Khambhat in Gujarat.
