Mumbai Records 1,499 Luxury Home Deals Worth Rs 14,903 Crore in Q1 FY27

Mumbai's luxury housing market recorded 1,499 registered transactions worth Rs 14,903 crore for homes priced at Rs 5 crore and above during the first quarter of FY27, with Worli dominating sales across the city. The market recorded an average of nearly 16 luxury transactions per day between April and June 2026, generating an average daily transaction value of about Rs 164 crore.
The findings were released in the Lighthouse Luxury Quarterly Real Estate Report, produced by Lighthouse PropTech in collaboration with Zapkey, based on verified Maharashtra stamp duty and property registration records.
Monthly figures showed April as the strongest period of the quarter, registering 563 luxury property sales valued at Rs 5,726 crore. Registrations declined by 22.7% in May to 435 deals worth Rs 4,492 crore, while maintaining an average ticket size of Rs 10.3 crore. Sales volume rebounded by 15% in June to 501 registered homes, though the aggregate value dropped to Rs 4,686 crore as average ticket size declined to Rs 9.4 crore, driven by high demand in the Rs 5 crore to Rs 10 crore range.
Worli remained the top-performing luxury destination by transaction value, logging 97 deals worth Rs 2,272 crore with an average ticket size of Rs 23.4 crore. Lower Parel ranked second with 81 transactions totaling Rs 769 crore at an average of Rs 9.5 crore per deal. Bandra West followed with 54 registrations worth Rs 575 crore and an average price of Rs 10.6 crore.
Suburban micro-markets also captured notable transaction volumes. Goregaon East logged 46 deals worth Rs 552 crore, while Andheri West recorded 60 transactions worth Rs 425 crore. Vile Parle West registered 45 transactions valued at Rs 413 crore, and Santacruz West recorded 44 sales worth Rs 364 crore.
The quarter also recorded major residential lease agreements. The highest-value lease involved Alkem Laboratories promoter Mrityunjay Kumar Singh, who rented an apartment at Shandilya Villa in Worli for Rs 29.42 lakh per month. Indian cricketer Shreyas Iyer leased a home at K Raheja Artesia in Worli for Rs 19.83 lakh per month with a Rs 74 lakh security deposit, while actor Siddharth Malhotra rented a property at Nair House in Khar West for Rs 11 lakh per month with a deposit of Rs 33 lakh.
Nationally, the quarter's highest-value residential deal took place on Boat Club Road in Chennai at Rs 211 crore, compared to Mumbai's average of Rs 134.6 crore for properties transacted above Rs 100 crore.
