Luxury Buyers Shift to Bandra as South Mumbai Housing Inventory Stagnates

South Mumbai recorded 4,750 unsold residential units at the end of the first half of 2026 as luxury home buyers increasingly opted for modern properties in emerging premium locations like Bandra, according to a report by Knight Frank India.

While South Mumbai maintains one of the lowest housing inventories across the Mumbai Metropolitan Region (MMR), the report indicates that the area's luxury housing market continues to experience relatively slow sales despite the limited stock available.

The findings show that South Mumbai has a Quarter-to-Sell (QTS) ratio of 15.1, meaning it could take over 15 quarters to clear the existing residential inventory at the current pace of sales. By comparison, Peripheral Central Suburbs recorded the fastest inventory absorption in the region with a QTS of 1.0, while Navi Mumbai registered a QTS of 8.1.

Overall property prices have surged sharply across the region since 2021. The average residential price chart shows rates touching nearly Rs 1.55 lakh per square metre during the first half of 2026.

Market observers attributed the sluggish demand in traditional luxury enclaves primarily to changing buyer preferences. While a budget of around Rs 15 crore buys a 2,000 to 2,500 square foot apartment in South Mumbai, the same amount can fetch significantly larger and more modern residences in locations such as Bandra, Worli, Lower Parel, BKC, and Juhu. These newer developments offer amenities including clubhouses, landscaped open spaces, smart home features, and ample parking.

Industry experts also noted that the pool of buyers for properties priced above Rs 10 crore remains limited. Broader market conditions, including global economic uncertainty, stock market volatility, interest rate trends, and evolving investment strategies among high-net-worth individuals, have further weighed on overall demand for luxury housing.
