Three Developers Bid for 100-Acre Juhu Galli SRA Project in Andheri

Three major real estate developers have submitted bids for Mumbai’s first 100-acre cluster Slum Rehabilitation Authority (SRA) project in the Juhu Galli area of Andheri (West). Shapoorji Pallonji Real Estate, Reliance 4IR Realty Development Ltd, and JSW Realty & Infrastructure Pvt Ltd have entered the tender process, marking their first-time participation in this category of redevelopment projects under the SRA.

The massive urban renewal initiative, known as the Juhu Galli SRA scheme, stretches from Juhu Galli on C D Barfiwala Road to the backyard of Hansraj Morarji Public School in Andheri. The entire project footprint spans 101.36 acres, of which 61.4 acres consist of slum areas identified for redevelopment under the project framework.

To secure their participation in the bidding process, all three corporate competitors have submitted a bid security deposit of Rs 175 crore each. This substantial financial commitment highlights the strong interest and seriousness among large developers to compete for the redevelopment contract, which involves large-scale urban restructuring in the suburb.

According to the established project framework, the submitted proposals from the three developers will now undergo a technical evaluation. Following this initial assessment, the bids will be placed before the state government’s high-powered committee for further scrutiny and final approval as part of the selection process.

This initiative represents a significant shift in Mumbai's slum rehabilitation efforts, moving towards large-scale, corporate-backed cluster developments. By comparison, the city's Dharavi redevelopment project, which spans nearly 300 acres, is being implemented through a Special Purpose Vehicle (SPV) model designed to streamline the execution of large urban renewal initiatives.

With three major conglomerates competing for the Juhu Galli contract, the project marks a milestone for the Slum Rehabilitation Authority's expansion of cluster redevelopment scales in Mumbai.
