Mumbai Records Rs 14,903 Crore in Luxury Home Sales in Q1 FY27 Led by Worli

Mumbai's luxury housing market recorded 1,499 property registrations worth Rs 14,903 crore during the first quarter of FY27 spanning April to June 2026, with Worli maintaining its position as the city's highest-value micro-market. According to the Quarterly Luxury Real Estate Report released by Lighthouse Luxury and powered by Zapkey, the city averaged sales of approximately 16 homes priced at Rs 5 crore or more every day.
Across the three-month period, luxury real estate transactions in Mumbai generated an average transaction value of Rs 164 crore per day. Monthly activity peaked in April with 563 registrations worth Rs 5,726 crore. In May, registration volume decreased by 22.7 percent to 435 units worth Rs 4,492 crore, while average ticket sizes held firm at Rs 10.3 crore. June saw transaction volume rebound by 15 percent month-on-month to 501 registrations totaling Rs 4,686 crore, with average ticket sizes adjusting to Rs 9.4 crore as demand shifted toward homes in the Rs 5 crore to Rs 10 crore range.
Worli emerged as the top-performing micro-market, generating Rs 2,272 crore across 97 transactions with an average ticket size of Rs 23.4 crore. Lower Parel followed with Rs 769 crore across 81 deals, while Bandra West recorded Rs 575 crore across 54 deals. Several suburban hubs also recorded strong volumes, including Goregaon East with 46 transactions worth Rs 552 crore, Andheri West with 60 deals worth Rs 425 crore, Vile Parle West with 45 deals worth Rs 413 crore, and Santacruz West with 44 transactions totaling Rs 364 crore.
Among developers, Godrej Properties led the market with Rs 1,304 crore across 110 registrations, driven by sales at Godrej Trilogy in Worli, which accounted for 37 deals totaling Rs 799 crore. Oberoi Realty followed with Rs 889 crore across 92 units, propelled by projects including Oberoi Sky City in Borivali East and Oberoi Elysian in Goregaon East. Macrotech Developers (Lodha) registered Rs 633 crore across 81 transactions, Hubtown recorded Rs 531 crore across 20 transactions, and K Raheja Corp logged Rs 509 crore across 49 transactions.
The report also documented notable high-value residential leases during the quarter. Alkem Laboratories promoter Mrityunjay Kumar Singh leased a residence in Shandilya Villa in Worli for Rs 29.42 lakh. Cricketer Shreyas Iyer leased an apartment in K Raheja Artesia in Worli for Rs 19.83 lakh per month with a security deposit of Rs 74 lakh, while actor Siddharth Malhotra leased a residence in Nair House in Khar West for Rs 11 lakh per month with a deposit of Rs 33 lakh.
